When using social media to promote an open house or property, always #HASHTAG the location as this will appear in the relevant feeds for that location across the web. In recent months Facebook has started to recognise hashtags – as well as Twitter. For example, “Check out our Open House in #StNeots this Saturday at 11am”
2) Reserve your name on Periscope
At least “Reserve” your business name on the new Periscope app and link it to your Twitter account. It’s a great way of demonstrating a 'Virtual Open House'. It’s free and something that very few of your competition will be doing. Remember to advertise your Virtual Open House on Facebook and Twitter using geographical hashtags.

3) Review your own performance
Ask a colleague to come out with you on a valuation appointment and then provide honest “fly on the wall” observations as to how you perform. It’s amazing what you can learn about your presentation skills – good and bad!
4) Promote allAgent reviews
Always ask for a review on a site like allAgents and then tweet out that review (good or bad) mentioning (and #hashtagging) the location. Always respond to that review to secure maximum impact.
5) Prove your worth with statistics
If you are the market leader prove it. As well as showing this fact on a portable device at the appointment, print it off and leave the latest independent market share analysis.
6) Update your Rightmove profile
Rightmove’s latest data demonstrates that most potential sellers will conduct research about you on line prior to speaking with you. That probably means on a portal, and that probably means Rightmove.
So make sure that your free 'Agents Profile' on Rightmove is up to date and relevant. The same goes for the paid for equivalent 'Rightmove’s microsite'. Here is an example.
7) Don't stop there!
Don’t just use Rightmove’s local homepages for your core area, use them for suburbs or smaller areas that you wish to attack. They are a lot cheaper in smaller areas and sometimes you may get ‘2 for 1’ if you are the first to advertise there.
8) Be linked to the UK's 7th most visited site: Rightmove
Speaking of Rightmove; their ‘Featured Agent’ adverts are the only product on the Rightmove site that allows you to link to your website. You could therefore have a link to your website on the 7th most visited site in the UK!
9) Use Zoopla to cultivate your constituency

you can email everyone within a certain mile radius of your office that
have indicated to Zoopla that they have a house to sell? Last year we
did this for 998 addresses within 10 miles of St. Neots and had a great
response for our London Property Exhibition.
